Jackson Hole Q1 Real Estate Results

So far this year data from the Teton County Multiple List Service reports an upward trend in real estate sales in Jackson Hole. In March, for example, unit volume was up 170 percent suggesting increased buyer demand.

Looking at entire first quarter of 2010, dollar sales volume rose 88% percent over the same period in 2009 according to our analysis of the market and MLS data. Interestingly, twenty-five sales were for properties of more than $1 million, versus only 11 in the first quarter of last year. This could be read as a sign that though there are still excellent values to be found, some buyers see current prices as true bargains and are taking action and the lower end of the market is beginning to stabilize.

Certainly proper pricing has played a key role in getting the market back on track. Our market-watch committee meets each week to review pricing of the latest pending sales, closed sales, current inventory and new listings. The committee reports its findings at our weekly sales meetings.

While the lines on the graph are heading in the right direction, we continue to increase our sales and marketing efforts keeping us on top of the latest trends with increased e-marketing as well as creative print advertising.

Our overall expertise as well as in specific market areas around the valley such as the Town of Jackson, Shooting Star, Teton Pines, Jackson Hole Mountain Resort, Hotel Terra, north of town, in eastern Idaho, etc. – allows us to closely monitor the pulse of the daily market activity and helps us deliver exceptional service to our clients.

Initiatives like this appear to be working for Sotheby’s and its clients. In Q1 of 2010, Sotheby’s Jackson Hole Brokerage accounted for more than 70 percent of the total dollar volume in the Teton County.

Construction Update:

Block I of Cottonwood Flats Townhomes is complete and includes eight 2-story townhomes. All units have been issued their Certificates of Occupancy and are ready for move-in.  Of the eight units, two of the townhomes (a 3 bedroom and a 2 bedroom) have been sold to the Housing Authority as Affordable Units**. Unit 2, a market rate unit with 2 bedrooms is now under contract. There are 4 two-bedroom units and 1 three-bedroom unit still available for purchase in Block I. Landscaping of Block I will be completed in early spring.

Construction continues on Block II of Cottonwood Flats Townhomes. Fifteen additional units (a mix of 2 and 3 bedroom units) will be completed this summer.  Many of these homes have direct views of the Grand Teton and views of the Jackson Hole Mountain Ski Resort. Homes are stick built off site by Stratford Homes in Idaho and then brought to the site and connected to the foundations and utilities.

 ** The town of Jackson requires 15% of every new development to be deed restricted affordable, which means they have limits on appreciation (usually tied to Denver CPI) as well as limits on the income of the families that purchase the units.

Jackson Hole Housing Market Explodes!

Well let’s put that phrase in context – The Jackson Hole / Teton County active listing market is exploding! Yes – everyday there are more and more listings hitting the market and unfortunately not many of them are going under contract. There are currently about 845 active listings in Teton County, Wyoming. Previously the high was reached in October of 2008 so we have basically been drowning in listings for over 6 months.

When comparing today’s active listings to last year we see that in May of 2008 there were about 480 listings and if we look at May of 2007 there were only about 400 listings. The current inventory load will only continue the price pressure we are witnessing on the market. Transactions are taking place but in most cases we are seeing 20% to 30% discounts given from the high of the market!

Christy and Garth Gillespie, the Jackson Hole Experts at Sotheby’s International Realty, have just updated our Top Picks for April 23, 2009. Just about every 2 weeks we take a look at the Jackson Hole real estate market and look for the current “deals” in the market. We also review the current situation with pending transactions, closed transactions and noteable price reductions.

This week we note that there were 34 price corrections in the past 2 weeks. For Christy and I this is a good signal that sellers are becoming motivated to jump start the market. For the past 4 months the Jackson Hole real estate market has been painfully slow. We have credited alot of this “non-action” on the fact that sellers have been sitting back and waiting for the buyers to arrive. Well, here at Sotheby’s International Realty – Jackson Hole Brokerage, we have seen our fair share of buyers but very little contract activity. The economy has shown signs of stabilization or at least of bottoming and the result has been a slight increase in buyer activity and inquiries. The federal government has been helping by putting pressure on mortgage rates (lowering) and offering incentives for first time home buyers. To support this thinking we have seen 7 new pending transactions from all over the market. They include 4 single family homes ranging from $599,000 to $895,000, 1 Aspen’s home and a townhome at Teton Village priced at $1,795,000. The week in review for Jackson Hole real estate according to the Teton County Board of Realtors Multiple Listing Service is as follows:

There were 10 listings that experienced significant price reductions. Listings of notice include – 2 lots on the “West Bank of the Snake River” located on Wiley Lane which are both about 3 acres in size have been reduced to $675,000! These lots are priced at a very value.

There have been 8 new listings added to the inventory in the Jackson, Wyoming area. Included in the new listings are 3 Love Ridge units at the Snow King Resort. We saw a new listing in Cottonwood Park and also another in Rafter J – unfortunately the pricing does not seem to accurate.

As for action we saw 3 new pending transactions and 1 closing of interest. The closing was a Teton Pines Cluster home listed for $2,395,000. Congrats to the agents involved.
